Landlord Guide

FROM MARKETING UNTIL MOVE IN

Your property will be advertised on prospectldn.com, Rightmove & Zoopla and advertise in the local press.

All applicants are pre-qualified, and we accompany all viewings.

We will update you once a week with feedback from viewings and an update on the market.

When an offer is received we will submit the details to you in writing.  Should you accept we take a holding deposit, equivalent to one week’s rent, from the perspective tenant and start the referencing process.

The reference checks are conducted by an independent referencing agency, and generally take 48 hours to conclude.  The reference company make checks on employment history, current and past living arrangements, credit history as well as the right to rent.

Subject to satisfactory references we will draw up the necessary paperwork, including the tenancy agreement.  Prospect will always hold the counterparts of the tenancy agreements.

Prior to move in we will collect the first month’s rent and deposit, usually six weeks.   The deposit will be registered with Deposit Protection Service, for further details please visit https://www.depositprotection.com/

On the start date of the tenancy we will arrange for an independent inventory company to attend the property and compile and inventory and check smoke alarms are working

ONCE THE TENANCY HAS COMMENCED

If Let Only we will provide the tenants with the Landlord contact details.  If Rent Collection or Full Management, we will instruct the Tenants to set up a standing order for all future rental payments to be paid to us.  

If you opted for Rent Collection you will receive a monthly statement, on the day funds are transferred to your nominated account.

If you opted for the Management Service you will receive a monthly statement, on the day funds are transferred to your nominated account. All maintenance will be taking care of during the tenancy, and routine inspections will be carried out.  We can also make payments for any costs associated with the property.

END OF TENANCY

2-3 months prior to the end of the tenancy we will contact the Landlord to discuss future plans. We will provide a rent review and advise accordingly.

Once we know what the Landlords intentions are we will then contact the Tenant to discuss their plans. If the Tenants wish to stay we will produce the renewal tenancy agreement.  If they choose to leave we will start remarketing the property.

If possession is required, we will offer advice on the necessary steps given the circumstances and serve the necessary notices if required.
On the last day of the tenancy we will arrange for an independent inventory company to return and conduct the check out.
