Landlord Letting Fees

Services and costs for Landlords:

LET ONLY

Marketing the property, conduct all viewings, negotiating the terms, producing the necessary paperwork including the tenancy agreement, arranging pre-tenancy clean and inventory check in, and registering the deposit.  At the end of the tenancy we negotiate the renewal and negotiate the deposit return
7%+ VAT

RENT COLLECTION

In addition to what’s included in our Let Only service everything in our ‘let only’ service, we collect the rent.  This includes chasing any rent arrears and providing monthly statements.
8%+ VAT

FULL MANAGEMENT SERVICE

In addition to what’s included in our Let Only and Rent Collection services, we conduct routine inspections, ensure maintenance issues are dealt with promptly & efficiently, and ensure your property complies with all latest regulations.  We can also arrange payments of any costs associated with the property, and safely hold keys.   We provide a 24/7 management service 365 days year, so Landlords and Tenants are always able to speak to us.
10% + VAT

OTHER FEE AND CHARGES

TENANCY AGREEMENT – The cost for producing the initial tenancy agreement. £120 + VAT

GAS SAFETY INSPECTION – We will arrange for a gas-safe engineer to attend the property to conduct the annual gas safety inspection and provide a gas safety record/certificate. £75 + VAT

PORTABLE APPLIANCE TEST (PAT) – We will arrange for a qualified electrician to attend the property to conduct a Portable Appliance Test and provide a certificate. £75 + VAT

ENERGY PERFORMANCE TEST (EPC)  – We will arrange for an ECP to be conducted, the national record will be updated. £75 + VAT

INVENTORY CHECK IN – We will arrange for an independent inventory company to prepare an inventory for the property.  The cost for this varies depending on the size of property and level of furnishing.  From £120 to £250 + VAT

CHECK OUT –  We will arrange for an independent inventory company to produce a check out report for the property, we usually try to use the same compnay who prepared the inventory check in, however this is not always possible.  Again, the price varies depending on size and level of furnishing.  From £95 to £150 + VAT

ANNUAL CONSOLIDATED STATEMENTS – This is included with our full management service, for other services this is something we can provide at a cost of £50 (no vat)

PROPERTY VISITS (excluding the routine visits included in our full management service) – we can visit a property on a Landlords behalf to oversee work/take delivery/provide access to contractors etc.  £25ph+ VAT

COURT ATTENDANCE – When asked to appear before a Court or Tribunal the cost is £250 + VAT per day

REFURBISHMENT SERVICE – If instructed to oversee a refurbishment/redecoration of a property a charge of 5% + VAT of the total cost of works is charged
